Portland Plumber Tips: Advice on Home Improvements and Resale

Time to Start Thinking About Increasing Home Investment

Thinking about increasing your home investment?  Well, good—you, and everyone else!  But, don’t worry. We’re here to give you an edge with a few 3 Mountains Plumbing tips of the trade.

It is statistically proven that kitchen and bathroom home improvements typically increase home resale value, so it really is a good idea that you’re considering investing further in your home.  On the downside, the secret is out.  Most homeowners know what works for resale, so you don’t want to do a haphazard job of restoration only to have to compete with homes of similar value that went all out.

Two Rules to Follow

The professionals at 3 Mountains Plumbing have been restoring the kitchen and bathroom plumbing fixtures and systems in Portland-area homes for over a decade.

Before embarking on a major restoration job, we recommend two rules for our customers to consider following:

  1. Invest in your home. Make the most of it while you’re there.
  2. Avoid basic, last minute “tricks.”

Your Home, Your Comfort

We believe in making improvements to your home while you still live there and can enjoy them!  At the end of the day, you want your home to be as comfortable and luxurious as possible.  Of course we understand that most Portland homeowners must work to improve their homes within a strict monetary budget, but it is important to remember that home improvements typically translate to money earned in the long run.

Avoid Last Minute Updates

Remember this: there’s no such thing as a plumbing short cut.

We repeatedly see homeowners trying to make the least amount of improvements with the least amount of money, and at the last minute before resale.  In our experience we know that this haphazard approach is problematic.  First, you miss out on the opportunity to enjoy your own home improvements.  Second, and perhaps most importantly, rushed plumbing jobs are obvious—especially to home inspectors.

Ask a Portland Plumber: Is it Time for Toilet Replacement?

Toilet Upgrade Could Save You Money

We use our toilet bowls so frequently and yet rarely think about proper toilet maintenance or what to do if something isn’t working as it should.  Slow drains and clogs are not only frustrating and inconvenient, but can also be unsanitary, or the sign of a larger plumbing problem.

The experts at 3 Mountains Plumbing have been repairing and installing toilet bowls at homes in the greater Portland area for over a decade.  We know what to look for and are always happy to help with tough toilet repairs, but when we begin to see the same problems repeatedly, we know it’s time for a new toilet installation.

Yes, do it yourself plunging at home will often clear toilet drain clogs, but there are also a number of reasons to consider installing a brand new toilet.

First, let’s look at a few signs that it may be time for a new toilet installation in your Portland home:

  • Frequent repairs
  • Habitual clogs
  • Persistently slow drainage
  • Cracked pipes or porcelain
  • Surface scratches

How Can Purchasing a New Toilet Save Me Money?

A new toilet will work more efficiently using less water to accomplish its task.  For the ultimate in water conservation, we highly recommend having a 1.28 gallon toilet bowl installed.  The 1.28 gallon bowls are the most environmentally friendly and efficient on the market.  There’s no need for toilet water to fill back up to the rim between flushes so make sure your bowl isn’t wasting water.  Less water usage is certainly better for the environment, but also better for your wallet.

At 3 Mountains Plumbing, we highly recommend Toto UltraMax toilet bowls.  Another great buy, although not quite as powerful, is the American Standard Cadet Pro toilet.  Both are in stock and ready for delivery and installation by a trained journeyman plumber.

Benefits of New Toilet Installation

  • Conserve water
  • Keep your home and bathroom clean and healthy
  • New bathroom fixtures and renovation projects typically increase the ROI of homes at the time of resale
  • Saving money

Portland Plumber: 3 Reasons to Remodel Your Bathroom

Invest in the Future of Your Home

As spring cleaning commences you may find yourself re-thinking space and efficiency, or even considering luxury options for your Portland home.  Home improvement projects can be fun, but we understand that they may also be costly.  The great thing about bathroom renovations, however, is that they typically yield an over 60% return on investment at the time of home resale—a worthy pursuit we think, provided it’s a job done right with a plumber you can trust.

Here are some top reasons to remodel your Portland bathroom:

  1. Invest in the future of your home: As mentioned, a bathroom renovation may yield an over 60% ROI.  Not only will you get to enjoy a more luxurious space, you may also reap the benefits of more cash when you sell your Portland home.
  2. Improve space and efficiency: Think about the space, design, and flow of your bathroom.  Are there new fixtures that could be added?  Or, is it time for an updated bathtub or sink?  Fixture updates are a great way to affordably make bathroom improvements.  They can help save you money by preventing water leakage.
  3. Remove mold and mildew:  Especially prevalent in older Portland homes, a bathroom remodel job will work to eliminate mold and mildew making your bathroom (and entire home) a more livable space that is clean and healthy for you and your family.

3 Mountains Plumbing has been designing plumbing renovations and working with Portland contractors for over a decade.  We understand that you most likely have a budget, so we present all of our customers with straightforward pricing options and warranties to boot.

Ask a Portland Plumber: Do I Need a Shower Head Replacement?

Shower Head Replacement Test

A slow leaking faucet may not seem like a huge deal.  There are plenty of other potential plumbing catastrophes that Portland homeowners work to avoid, but even a slow leaking faucet could be detrimental to your water bill—not to mention bad for the environment.  So, as we begin to embark upon our spring cleaning, double-checking along the way for leaky faucets is probably a good idea.

Did You Know?

Did you know that a faucet that leaks at one drip per second can waste more than eight gallons of water a day?  That’s over 3,000 gallons per year!  Not only is this wasteful and harmful to the environment, but it’s also expensive.

3 Mountains Plumbing has always been committed to green initiatives in Portland and we do everything in our power to help promote environmentally sound plumbing practices.  We recommend water-saving shower heads as a fairly simple and inexpensive way our customers can begin to reduce their carbon footprint.

Why Spend Money on Water That’s Not Being Used?

Why spend money on water that’s not being used and why bother listening to a constant dripping sound when you can easily take matters into your own hands?  Of course, wasted water leads to further corrosion problems.

A Quick Shower Head Replacement Test

Here are some steps you can take to check if you should replace your shower head and save some cash:

What you need:

  • A bucket (ideally one marked in gallon increments),
  • A stopwatch or clock
  1. Place the bucket under your shower head.
  2. Turn the shower on to whatever pressure setting you normally use.
  3. Grab your stopwatch and time how many seconds it takes to reach the one-gallon mark.
  4. If the water takes fewer than 30 seconds to reach the one-gallon mark, a water-saving shower head would be beneficial.

Take control of your leaky shower head and don’t let your money slip down the drain!  Contact 3 Mountains Plumbing of Portland with additional shower head repair or replacement questions.
