The expert technicians at 3 Mountains Home Services have been repairing and installing water heaters in the greater Portland area for nearly 15 years. Our licensed journeymen plumbers are trained and certified to manage any conventional and tankless water heater issues. While we remain proponents of the tankless variety, we know that without proper maintenance, water heaters, regardless of their make and model, will fail.

We can’t stress enough the importance of proper water heater maintenance. Most well-maintained water heaters should last up to 15 years. Don’t get short-changed. There are a few simple steps homeowners can take to avoid damage.

  1. Replace the Anode Rod

Anode rods typically need replacing after about two years. They are essential in keeping the inside of your water heater rust-free. Once the anode rod corrodes, all bets are off, so make sure this is well-maintained.

  2. Lower the Temperature

Lowering the water heater temperature helps save you money while conserving energy. It will also prevent overheating.

  3. Flush It

Flushing the water heater will remove sediment deposits making for cleaner, more smoothly flowing water.

  4. Check the T&P Valve

The water heater temperature and pressure valves work to prevent overheating and pressurization. While a leaking T&P valve indicates a water heater issue that must be inspected, it is also a sign that the T&P valve is properly working. Test the valve by lifting the lever and releasing it to ensure that it snaps into place.

Our 3 Mountains Home Services professionals are happy to work with you to arrange annual water heater inspection visits to make certain your water heater continues to run well for a long time.
